Problem

Water Leakage Through Roof Valleys of the Metal Roof Covering in the Warehouse Hall

Detailed Description:
The roof covering consists of profiled sheet metal panels. Structures protruding above the roof include rooflights, ventilation caps, and a lightning protection network. Rainwater drainage is managed by sloping the roof towards edge valleys equipped with a system of drainage outlets.

Defects:
The roof exhibited significant defects in the areas of the roof valleys, particularly at the junctions of metal panels within the valley. The original waterproofing solution, which relied on adhesive rubber waterproofing tape to seal the joints, was largely non-functional in many places. Due to degradation and dilation of the roof covering, this waterproofing had cracked and could no longer accommodate the mechanical changes in the roof structure caused by climatic variations.

Leaks were also found at the drainage outlet points in the valleys. These areas exhibited leaks primarily at the mechanical fastening points of the drainage outlets and the valley. In many places, the fastenings were loose, and the sealant used for waterproofing was ineffective. The sealant had lost adhesion to the substrate, was cracked, and in some areas, was completely missing.

Solution

The client approached us in 2018 requesting a technical solution for repairing the roof due to persistent water leakage into the storage areas, which often resulted in damage to the stored goods.

The proposed repair process involved preparing and cleaning the substrate in the valley areas, removing all accumulated debris, and dismantling the installed resistance wire.

The PLASTONIT - Light Lamination technology was employed. This method began with local repairs using PLASTONIT MASTIC, a long-lasting elastic sealant. Subsequently, a glass-lamination mat was laid across the valleys, followed by the application of the first waterproofing layer, PLASTONIT COMPOSITE SILVER. After a required curing period, a final reflective layer of PLASTONIT SILVER was applied.

Result

This technical solution successfully prevented water leakage into the storage areas through the drainage valleys. The reflective final coating reduced thermal stress on the roof structure in these areas. The applied PLASTONIT waterproofing is long-lasting and elastic, capable of withstanding the dilation of the entire roof covering.
